Real estate video runs $500 to $2,000+ per property, and where a listing lands inside that comes down to how long it takes to shoot. Below is the whole picture — the ranges, what moves them, and what is included every time. No form to fill in first.

Builder and development work is priced per project or retained, not per listing. Most of it runs longer than a single shoot.

What moves the price

A range is only useful if you know which end you are on. These are the six things that decide it.

Size and layout

Square footage is the rough guide, but a 2,500 sq ft home with eight small rooms takes longer than an open 3,500.

Travel

Anywhere in Clark County or the Portland metro is included. Beyond the metro we quote travel up front.

Time of day

Twilight means a second visit and a second setup. It is the shot that sells the listing, and it is not free.

Turnaround

48 hours is standard. Faster is possible and costs more, because something else moves to make room.

Occupancy

Occupied homes take longer to shoot around. We do not charge extra for it, but it affects scheduling.

Scope of the cut

One film is one price. A film plus six vertical cuts plus a builder's sizzle reel is a different job.

Questions

Are these the final numbers?

They are the honest ranges. Where a property lands inside one comes down to size, layout, travel, and how fast you need it — all of which we can settle in a two-minute call once we know the address.

Is drone included or extra?

Included, at every tier. Aerial coverage is part of a listing film, not an upsell — a lot of studios bill it separately at $100 to $700.

How fast is delivery?

48 hours as standard, from the day of the shoot. Rush delivery for the next morning is available depending on the schedule.

Do you shoot vertical for Reels and TikTok?

Yes, and they are shot separately rather than cropped out of the horizontal film. A crop from a wide frame loses the composition; a dedicated vertical pass does not.

What does virtual staging cost compared to real staging?

Traditional staging runs $1,500 to $5,000 for the first month on one home, plus a monthly fee while the listing sits. We quote virtual staging by the room, and nothing is delivered, moved, or rented. Both the staged and unstaged cuts ship together so disclosure is straightforward.

Do you work with builders on an ongoing basis?

Yes. Progress documentation and multi-phase community work are retained rather than booked per shoot, which keeps the look consistent across a build that runs for a year or more.

What if the weather is bad?

We reshoot the exterior at no charge. A grey sky on a twilight shot is not a delivery.

Do you travel outside the Portland metro?

For developments and luxury properties, yes. Travel beyond Clark County and the Portland metro is quoted up front rather than added afterwards.
