We come back at dusk for the shot that sells the listing — warm light through the glass against a deep blue sky.
Vertical cuts
Reels and Stories shot separately for the vertical frame. A crop out of a wide shot loses the composition; a dedicated vertical pass does not.
Stills from the footage
Full-resolution frames pulled straight from the film — fine for the MLS gallery, a flyer, or a print piece, with no separate photo shoot.

We schedule around the light
Interiors read best in flat midday light; exteriors do not. Where a property earns a twilight return, that is a second visit at dusk rather than a rushed hour.
The shoot
Inside, outside, from the air, and after dark. Occupied homes are shot around rather than staged out — it changes the sequence, not the result.
Delivery
The finished film, the vertical cuts, and the stills, in one link you can forward to your client or your brokerage.
Vacant listings
An empty room reads smaller than it is.
Staging a vacant home the traditional way costs thousands before the first showing — consultation, rental, delivery, pickup, then a monthly fee for as long as the listing sits. We furnish the rooms inside the film instead. The buyer sees a home, the seller keeps the money, and no furniture ever enters the property.
Staged films ship with the unstaged cut in the same delivery, so disclosure is straightforward — check your brokerage and MLS guidance, and you already have the as-filmed version on hand.

Is drone footage included or charged separately?
Included with every listing. Aerial coverage is part of a property film rather than an upsell, and it is often the shot that gives a buyer the context photographs cannot.
Do you shoot vertical video for Reels and TikTok?
Yes, and they are shot separately rather than cropped from the horizontal film. Cropping a wide frame to vertical throws away the composition the shot was built around.
Can you film an occupied home?
Yes. Occupied and tenant-occupied homes are shot around rather than emptied — it changes how the sequence is planned, not what gets delivered.
What about a vacant listing with no furniture?
Empty rooms read smaller on camera than they are. We can furnish the rooms inside the film with AI staging, and the staged and unstaged cuts are delivered together so disclosure is straightforward.
Do you travel outside Vancouver?
Clark County and the Portland metro are the core service area. Travel further out is available for developments and luxury properties, quoted up front rather than added afterwards.
Who owns the footage?
You get the finished films and stills to use for the listing and your own marketing. Ask about anything beyond that and we will put it in writing rather than leave it vague.
